Floors in Houses From the 1940s and 1950s

The same survey counts 34.4 percent of the city’s housing units as built in the 1950s, and 49.6 percent as built between 1940 and 1959. About half the houses in La Cañada Flintridge come from those two decades, so many of the floors we are asked about may be original to a mid-century house and may already have been sanded at least once.

How Much Floor Is Left to Sand

Solid hardwood from that period is often tongue and groove oak, and it can take several full sandings over its life, though not an unlimited number. We look at board edges and exposed tongues wherever a floor register or threshold allows, because a floor that has already lost much of its top can show sand-through or exposed fasteners if the cut goes too deep. That check decides between a full sand and a lighter screen and recoat.

Where a later remodel added engineered hardwood to a kitchen or family room, we measure the wear layer before promising a full sand on that part of the house. A thin veneer may only take a screen and recoat. Knowing that before the rooms are scheduled keeps the finish consistent across the house instead of leaving one room visibly different.

Lead in Older Paint and Finish Layers

Houses built before 1978 can carry lead in old paint, and baseboards, shoe molding and older finish layers around the floor may date from those years. We confirm the build year before any sanding goes on the calendar, and pre-1978 work is handled under the EPA Renovation, Repair and Painting Rule. If the build year is uncertain, we treat the layers as pre-1978 until records say otherwise.

Dustless sanding equipment reduces airborne dust, but containment is what protects the household. Doorways are sealed, return vents are covered, and cleanup is planned before the first pass rather than improvised after it. For families staying in the house during the work, that planning decides which rooms stay open.

What Sits Under the Boards

Many older floors are laid over a board subfloor or diagonal sheathing rather than plywood. Where a house has a crawl space, we check from underneath before quoting, because a bouncy floor, a soft spot or a sloping floor is often a floor joist, pier post or girder problem that sanding would only hide. A sister joist or added support may belong in the scope before any finish work does.

The trip under the house is also where we look for drywood termite evidence: small round kick-out holes and piles of termite frass. Anything suspicious is identified or ruled out before a board is replaced, so new wood does not go down over an active colony. Owners interested in foundation bolting can look at the Earthquake Brace + Bolt program, which listed ZIP code 91011 for 2025; the current year’s list is worth confirming.

We also take moisture meter readings on the boards and, where a crawl space allows, note the relative humidity underneath. Cupping across a room often starts below the floor rather than on top of it, and sanding a cupped floor before the moisture source is found can leave it crowned later.

A Citywide Fire Hazard Zone and Local Plan Check

What the Designation Says

The City of La Cañada Flintridge Building and Safety page states that the entire city is designated within a Very High Fire Hazard Severity Zone, and that Los Angeles County Fuel Modification Plan Guidelines apply. It is a citywide designation, not a label attached to a handful of streets.

We do not present that designation as a rule about interior flooring, because nothing we have read ties it to floors. In a city with that designation, we are careful with our own housekeeping on the job. Sanding dust is bagged and hauled away rather than left in a yard pile, and rags used with oil-modified polyurethane or hardwax oil are handled so they cannot self-heat in a trash can.

Evacuations and a Schedule That Can Pause

In January 2025, Eaton Fire evacuation orders reached parts of the city, including NASA’s Jet Propulsion Laboratory, and most residents returned on January 11. Local reporting quoted an official saying there was never active fire in La Cañada Flintridge. A longer floor project needs a plan for that kind of interruption.

Plan Check, Inspection and the County Code

The city enforces the Los Angeles County Building Code and Fire Code as adopted, modified from the 2025 California codes. Since October 1, 2024, plan check and building inspection have been provided by contract consultant m6 Consulting rather than Los Angeles County. Permits and inspection requests go through the ConnectLCF online portal.

Whether a particular floor project needs anything from Building and Safety is a question for the city, and we say so plainly rather than guess. When a job grows past the floor itself, such as joist or girder repairs found during the inspection underneath, we raise it with the owner so it can be asked about before work starts.

Living in the House, or Renting It, During the Work

A Written Room-by-Room Cure Schedule

Owner-occupied whole-house work usually means living around it. Our written schedule shows which rooms are sanded on which days, when the sanding sealer and each coat go down, and when furniture, rugs and pets can come back after the cure time. Kitchens and main hallways are sequenced so the household keeps a route through the house.

Waterborne polyurethane and oil-modified polyurethane cure on different timelines, and sheen level changes how scratches and dust show in a busy hallway. We explain those tradeoffs with the schedule in hand, so the finish choice and the calendar are decided together instead of one forcing the other.

Finishes That Fit the Air District

We choose finishes from products legal to apply in the South Coast air district, where the wood coatings VOC limit under SCAQMD Rule 1113 is 275 grams per liter. A product sold through a national catalog is not automatically one we can put down in La Cañada Flintridge. Stain color, sheen and hardwax oil options are all selected from that shorter list.

Hardwax oil suits owners who would rather spot-repair a worn area than recoat a whole room, while waterborne polyurethane gives a harder film in heavy traffic. On a whole-house job the two can be split by room, with the stain color kept matched across every transition.
