Our Approach

On a raised house, we look at the floor from the crawl space before we quote, because a sagging or bouncy floor is often a joist, post or subfloor problem that sanding would only cover up. We confirm the year a house was built before any sanding is scheduled, since so much of Alhambra’s housing predates 1980 and homes built before 1978 fall under the federal lead-safe renovation rule. When we see small round holes or piles of pellets, we identify or rule out drywood termites before a single board is replaced. On engineered floors, we measure the wear layer before we promise a sanding the veneer cannot survive.

Stairs are priced by the tread, riser and nosing rather than hidden in a square-foot figure. Every job comes with a written room-by-room schedule showing when furniture, rugs and pets can return. Water and smoke losses are documented with photos and moisture readings an adjuster can use, rental turnovers are planned around move-out and move-in dates, and condo work is checked against the association’s rules before material is ordered.
